Environmental Conditions

The environment in which we live and work affects both short term and long term health. Optimal outdoor air quality supports good respiratory health and ensures optimal management of chronic respiratory conditions such as asthma and COPD. Indoor conditions such as the presence of mold, pests, and garbage can exacerbate many respiratory and autoimmune conditions and create mental health concerns for residents. Urban Health Plan will use data from the Environmental Protection Agency (EPA) for outdoor air quality specifically PM2.5, AQI, and Carbon Monoxide at the neighborhood level. NYC’s 311 resident-driven complaint data recorded for the Department of Buildings (DOB) will be utilized for indoor conditions. These EPA data are for monitoring purposes to alert community partners and their members and indoor conditions data will assist in advocacy for mold and pest mitigation services and tenant protection and rights.

Data Insights

    • AQI and PM2.5 levels are measured in Morrisania, Bedford – Pfizer Site, Longwood and Hunts Point for the Bronx.
    • To date, PM2.5 levels crossed the acceptable threshold 8 days in 2025 and 6 days in 2024 in Morrisania and 0 days in 2025 and 2 days in 2024 times in Bedford-Pfizer compared to 28 days in 2025 and 16 days in 2024 in Hunts Point and 18 days in 2025 and 20 days in 2024 in Longwood.
    • To date, 106 days in 2025 and 94 days in 2024 in Hunts Point and 89 days in 2025 and 121 days in Longwood compared 51 days in 2025 and 66 days in 2024 in Morrisania and 4 days in 2025 and 10 days in 2024 in Bedford-Pfizer have been recorded for deteriorated Air Quality over 50. Bedford-Pfizer was closed in late 2024/early 2025. Hunts Point is experiencing deteriorated air quality more often than Longwood and more than twice than Morrisania which is only 2.5 miles away.
    • End of the year will be very important to understand if there is any correlation with congestion pricing and AQI and PM2.5
    • NYC residents’ indoor pest complaints in 2025 are on the rise. Longwood REMAINS at 13th out of all 190 NYC neighborhoods for roach, rat, mouse, and/or bed bugs sightings in homes (pests) despite being one of the lower density neighborhoods. Hunts Point CONTINUES to rank 24th for resident driven complaints of pest sightings. In addition, Longwood ranked 20th and Hunts Point at 26th for mold complaints out of 190 neighborhoods.
